Centennial District 1 Meeting Video - April 29, 2019

 


The Streets at SouthGlenn is a privately owned mixed-use development that includes shopping, dining, living and working options serving the neighborhood, city, and region. Located at the southwest corner of East Arapahoe Rd. and South University Blvd., The Streets at SouthGlenn was a major redevelopment of the former Southglenn Mall between 2006 and 2009.

To redevelop the vacant Sears property and to plan for the possibility of Macy’s eventually closing, the owner/developers Alberta Development Partners and Northwood Ravin are proposing changes to the existing Master Development Plan (MDP). The developers are proposing changes to the Master Development Plan to provide opportunities for new retail, residential, office, and entertainment uses to allow The Streets at SouthGlenn to remain viable and adaptable in a changing retail environment.

Specifically, the following amendments to the MDP have been requested:

  • Decrease the minimum required amount of retail from 909,815 to 500,000 square feet.
    • Currently there is 948,403 square feet of leasable retail area, including the Sears and Macy’s buildings which are approximately 305,000 square feet.
  • Increase the number of allowed residential units from 350 units to a total of 1,950 units.
    • Currently, there are 202 residential units within The Portola at SouthGlenn apartment building.
  • Modify the permitted height of the Sears parcel from 50 feet to 100 feet; and permitted height of the Macy’s parcel from 50 feet to 75 feet.

This process is in the very early stages. Please note, the timeline for any development related to Macy’s is TBD, as Macy’s is still in business. Both businesses are going through the planning process for redevelopment but the vacant Sears building will progress sooner. 

No additional meetings related to this development are currently scheduled.

Ways To Be Involved

It is important for the community to be informed and share feedback on the potential redevelopment and changes to the Master Development Plan. The City appreciates your input. Submit a question or comment here

A small group of neighbors who live near The Streets at SouthGlenn are helping identify and work through issues important to the surrounding neighborhoods. These neighbors will be knowledgeable about the project and may help inform others about the project. 

In addition to the small group, residents will have an opportunity to provide feedback during two community meetings (one took place March 19). 

Residents are also welcome to attend the public hearings before the City’s Planning and Zoning Commission and City Council. The dates of these meetings are TBD.

In 2006, the City entered into an agreement, called a Master Development Agreement (MDA), with the developer to establish the process by which the Southglenn Mall was redeveloped. Read More.

Master Development Plan

In 2007, the City approved a Master Development Plan for The Streets at SouthGlenn which outlines rules about what can be built at this location. Any amendments to the approved Master Development Plan must go to the Planning and Zoning Commission and City Council for consideration.
