Welcome

Welcome to the Panorama Point Virtual Community Meeting. This meeting will inform you about a proposed development. The City wants to hear about the impacts and benefits the proposed development could have, and how to improve it.  

Expectations:

  • The City values hearing from residents about this proposed development and invites you to Have Your Say while acknowledging the City of Centennial’s development codes and the Applicant/Developer's right to develop the land respectfully.
  • The intent of this interaction is to provide answers to your questions about the project and seek comments on how to make the project better.
  • This interaction is not required to generate complete consensus on all aspects of proposed projects.

Example Scenario: After learning about a proposed new building, Community Members request the Applicant/Developer's new building be red brick instead of brown stone. City Staff would work with the developer to see what options may exist for some red brick. However, if the City’s development codes do not require red brick and allow brown stone, the building’s design remains with the Applicant/Developer.  

Summary of Roles:

  • Community Members provide written comments and ask questions about the proposed application. The purpose is to improve the proposed application.
  • The Applicant/Developer explains proposed applications to Community Members. They provide context, answer and acknowledge questions, and work to address concerns and impacts. They adhere to the City of Centennial’s development rules.
  • City Staff/Case Manager guides the land development application through the process, ensuring the proposal meets official City guidelines and codes, balancing the concerns of Community Members and the interests and rights of the Applicant/Developer.

Community Meeting Requirements

Community meetings are required by the City’s Land Development Code (LDC) prior to submittal of certain development applications. The purpose of the community meeting is to inform the affected property owners and neighborhoods about the proposed development application and seek comments about its potential impacts on the area which could reasonably be mitigated. These meetings are intended to be forums in which the applicant and property owners work together in good faith. However, they are not required to generate complete consensus on all aspects of the applications, nor to supplant or add to the standards of this LDC.

After reviewing Expectations and Summary of Roles sections, the City of Centennial invites Community Members to provide written comments and ask questions about the proposed application on the proposed land development application, organized below.

Next Steps

After receiving neighborhood comments, the project developer will create a Community Participation Report, which will be publicly available once the project is formally submitted to the City of Centennial for review.
